How does purchasing a property from your site work?
Once you find the property you would like, simply “check out”! You will be able to pay the down payment and document processing fee on the website as well as provide your information for the paperwork. Within 1 or 2 business days, you will receive a Contract For Deed (also known as a Land Contract) via an email link to SignNow, an online document signing service. You will be able to review the contract online and sign.
Are you a real estate agent?
NO! I am not trying to make commissions off of other people’s property and inflate the price of the land! We have ownership in all of the companies that own the land. You are buying directly form the owner at prices that are a fraction of what you would pay with a Realtor involved.
How do I apply for financing?
Check out the page for the property that you interests you. The downpayment and financing information specific to the property can be found there.
There will not be a application process. Everyone is approved! You will need to make the payment for the documentation fee and then the paperwork for the contract will be prepared. We will send the contract to you and collect the remaining downpayment.
Are their any hidden fees when buying land from you?
Absolutely not. All of the fees and costs associated with the property purchase will be outlined in the purchase agreement.
Can I build or improve the property while making payments?
Generally you will need to wait until the property is paid off. In some instances, with written permission, you may make some alterations or improvements to the property. Everything must be done in accordance to local zoning and other laws. You are always welcome to visit and enjoy the land, camp on it (where allowed), etc.
Is there a penalty to pay off my contract early?
No! You are welcome to pay off your contract balance early. There are no penalties.
Who pays the property taxes with the seller financing?
The amount of the property taxes will be included in the contract and billed to you as part of your payment. The bill will still come to me and I will pay the taxes.
Can you meet me at the property?
I definitely wish I could but meeting at the property won’t be possible. The properties are too far away and there are too many people to make that possible. There really isn’t anything more for me to tell you than what has already been listed on the website. You are welcome to visit the property and take a look around.
